Making the site construction-ready consists of raising the building location with sand so that, following the example of Marken, two mounds (terps) are created. These elevations in the landscape were historically intended to protect residents from floods. After the new mounds of ’t Eilandhart have settled, pile driving will begin, expected in March 2026. By the end of 2027, all homes will have been completed, after which the public space will be landscaped. ’t Eilandhart will feature a total of 99 homes. The first mound (Zinkerwerf) will have seventy of them, of which more than two-thirds have now been sold.
The homes of ’t Eilandhart are (and will be) offered in phases. The variety is great. In addition to detached homes, these include semi-detached and three-in-a-row homes, terraced houses, apartments, and tiny houses. All in the stunning Marken style: black and green cladding, long roofs with red tiles, small dormer windows, white window frames, windows with grilles, and wooden ridge decorations. Among the homes currently still available are a number of detached houses.
What is special about some of those detached houses is the basement, which may or may not extend across the entire house. This space below ground level has a sliding door to the lower-lying backyard. Above that, you can store a considerable amount of items in the storage attic, which is accessible via a loft ladder. The bathroom and toilet are fully finished upon delivery. You choose the kitchen yourself. The prices of these homes range from 935,000 to 965,000 euros (free of property transfer tax/v.o.n.). Another detached house is also available, without a basement. This home is approximately 130 square meters in size and has a purchase price of 845,000 euros (free of property transfer tax/v.o.n.).

Marken, which has been connected to the mainland since 1957, was an island in the Zuiderzee (now IJsselmeer and Markermeer) for centuries. It was regularly battered by floods. As mentioned, the people of Marken therefore built their houses on mounds ("terpen" or "werven"). Close together, with only narrow streets, alleys, and squares in between. That intimate mound atmosphere will be completely brought back in 't Eilandhart. After all, the homes will be built on two (modern) mounds.
