During the NVM Open Houses Day, you will receive information about the currently available housing supply in Elzenhagen. As mentioned, these are apartments (including a final penthouse), double ground-floor apartments (maisonettes), single-family homes, and—very attractive if you want to live more affordably—buy & share homes. Almost all homes have outdoor space in the form of a balcony or (roof) terrace. The homes can be found in various buildings, spread across two neighborhoods: the park-like Zuidbuurt and the Noordbuurt, where you feel more of the city vibe. An overview of the offer:
In the Zuidbuurt, the greenest and most water-rich sub-area of Elzenhagen, three buildings are currently on the market. These are Parkvilla 10, 11, and 12. These buildings, called Parkvilla’s because of their villa-like architecture, comprise 82 apartments, two-story ground-floor residences (maisonnettes), and penthouses. A large portion has already been sold, but homes are still available. These mainly consist of three- and four-room apartments with living areas ranging from approximately 69 to 127 square meters. Purchase prices start at 438,000 euros (free on board / buyer's costs). In addition to these apartments, one maisonnette and one penthouse are still available for sale.
Homes are also still available in the Noordbuurt, spread across three buildings: Noordhof 3, 4, and 5. Some of these are two-, three-, four-, or five-room apartments with living areas ranging from approximately 56 to 133 square meters. Purchase prices start at 370,000 euros (free on board / fixed price). Furthermore, two-story ground-floor apartments (maisonettes) are still available. These are four- or five-room homes with living areas ranging from approximately 93 to 145 square meters. Prices start at 500,000 euros (free on board / fixed price). In building Noordhof 4, two single-family homes are also still available, although they are currently under option. These multi-story homes are approximately 136 square meters in size and have five rooms. The price for both homes is 665,000 euros (free on board / fixed price). If you register for one of these homes, you will be placed on the reserve list.
Particularly interesting are the three-room apartments in Noordhof 3, a number of which can be delivered as buy & share homes. You buy and live in these together with a friend, family member, colleague, or acquaintance. You share the living room (with kitchen) and the balcony, but you have your own bedroom and bathroom and therefore plenty of privacy. Because you share the home, you pay (per person) half of the purchase price: 220,000 euros instead of 440,000 euros (free of transfer costs / v.o.n.).
You can also register for homes that are currently under option. You will then be placed on the reserve list and may still be eligible if candidates drop out. The purchase prices in Elzenhagen are based on annual ground rent payments.
Elzenhagen is a large and green new housing development in Amsterdam North. Because of its abundance of greenery and space, this neighborhood has been called the 'Garden of Amsterdam'. Even more greenery can be found in the Twiske-Waterland nature and polder area, within cycling distance of the neighborhood. The city is also nearby. Within walking distance is Metrostation Noord. From there you can take the metro to Amsterdam Central Station in five minutes. The Zuidas is less than fifteen minutes by metro. Yet you have plenty of urban entertainment even closer by, as Amsterdam Noord has plenty of cultural and culinary hotspots. Such as EYE Film Museum, the A'DAM Tower and NDSM, with its many events and festivals.
