A new milestone for the Bredius new-construction project in the Spaarndammerbuurt in Amsterdam West: construction has started! Bredius will be a handsome building in the beloved Amsterdam School style. Apartments are still available: spacious four-room apartments with views of the neighborhood and the inner courtyard with a tiny forest.
No official first pile, but rather the planting of two trees. In this way, district board member Thomas Hermans and architects Job Floris and Juliëtte Gilson kicked off the construction of Bredius in early December. With this, they emphasized the sustainable character of the project. After construction is completed, the trees will be placed in the tiny forest in the courtyard garden. Completion is expected in the fourth quarter of 2026.
Construction was able to start because many apartments have now been sold. However, there is still availability, such as a few type K6 apartments on the second and third floors. These apartments are approximately 87 square meters in size and feature four rooms and a southwest-facing balcony. From your home, you look out over the neighborhood and the inner courtyard with its tiny forest. Various layouts are available.
The apartments in Bredius are very energy efficient (energy label A+++). That not only makes a difference in your energy bill, it also gives you the option of an interest rate discount on your mortgage. In addition, you can borrow an extra 30,000 euros.
Living in Bredius is sustainable in other ways as well. The construction is made of wood, which stores CO2. In addition, the project is "rainproof," meaning that rainwater is collected as much as possible. As a resident, you can use a shared car. And thanks to nest boxes, insect hotels, and green facades, Bredius also contributes to urban biodiversity.
Bredius makes you feel like coming home. That is partly due to the appearance of the building. The architects at Monadnock Architecten were inspired in their design by the adjacent buildings, which were constructed in the style of the Amsterdam School. The human scale predominates, featuring decorations in the brick facades, steep roofs, unusual shapes, and a beautiful palette of colors.
Additionally, the building features gateways that connect the inner courtyard to the neighborhood. A tiny forest will be created in that inner courtyard, where children can play safely outside and where residents and visitors can enjoy the sun and meet one another.
Prices for the 4-room apartments of type K6 start at 966,781 euros (free on name), including perpetually bought-off leasehold. You can also choose a free on name price starting at 725,000 euros, where you pay an annual leasehold canon. Interested? Then go to the supply page on the project website. Please note: you can also register for properties that are marked as 'under option' or 'reserved'. You will then be placed on the reserve list. Experience shows that there are always interested parties who cancel their option or reservation, and at that point, the reserve candidates get their turn.
Bredius is rising on Zaanstraat, a five-minute drive from the A10 and A5 ring roads and a six-minute bike ride from Central Station. The housing offering is varied, with a deliberate choice for large apartments with various layout options that accommodate a wide range of lifestyles.
