Would you like to build your own water home in Amsterdam, completely according to your wishes? Then there is good news, because two water lots are now available in the Waterbuurt Oost on Steigereiland. These are the last water lots in this special neighborhood, which consists of dozens of floating homes. Registration is via the municipality's website. Steigereiland is located in IJburg, in Amsterdam East.
The water lots are located on Brigantijnkade, just east of the iconic Sluishuis with its marina and other recreational facilities. A few minutes by bike, on IJburglaan and Joris Ivensplein, you will find stores and several restaurants and bars. On the same IJburglaan you can also hop on the streetcar to the city center. Also in the immediate vicinity: a park area with play opportunities for children, an elementary school and a nursery.
These are lots B-4 and H-31, of 148 and 132 square meters, respectively. The waterfront homes you can build here have a maximum living area of 175 square meters. This includes storage areas. The maximum building height is 6 meters, of which 4.5 meters is above the water line. You may build higher (up to 7.5 meters), but only for up to half of the buildable area, the so-called "footprint" of 70 square meters. Many self-builders also want a workspace or home office. That's not a problem here. In fact, you can use up to 50 percent of the living area for that. Good to know: floating terraces and a boat are allowed within the dimensions of the lot.
For the use of both plots you will pay an annual canon of 5,370 euros. This is exclusive of VAT. You can also buy off the canon. Then you pay a one-time fee of 224,688 euros, also excluding VAT. Of course, you still have to build the house. The jetty on which the water homes are located is not accessible to cars. You park your car in a nearby parking garage. This parking space is compulsory and costs 28,240 euros, based on an annual canon of 53 euros. You can also buy off that canon.
