SPOT: social and mid-rent apartments in Amsterdam. Second phase now in rent (from 900 euros per month)

Good news for those looking for a rental property in Amsterdam. The second phase of SPOT, in the new urban district Hondsrug Park at Amsterdam Southeast, is up for lease. These are the Coral and Dusk buildings, with social, medium and free sector rental apartments. The social rental apartments have rents of 900 euros per month. For the medium-price rental apartments, rents start at 1,158 euros per month. Be quick, the online registration closes Wednesday, July 16.

SPOT, Amsterdam: social, medium and free sector rental housing

SPOT consists of seven residential towers at or near the Hondsrug Park (yet to be constructed), for which the new neighborhood is named. Two buildings will contain owner-occupied apartments; the other towers will contain rental housing. Throughout SPOT there will be 823 rental apartments with social, medium and free sector rents. After the successful rental of the first phase (309 apartments), it is now the turn of the second phase, with 212 apartments in the Coral and Dusk towers. A brief overview of the offerings in both towers:

Coral:

  • 110 social housing units (studios and two-room apartments) with living areas ranging from about 38 to about 50 square meters. Rental prices: 900 euros per month.
  • 21 medium-priced rental apartments (with two rooms) of about 50 square meters. Rents: from 1,215 euros per month.

Dusk:

  • 79 medium-priced rental apartments (with two or three rooms) from about 54 to about 81 square meters. Rents: from 1,158 euros per month.
  • 2 free sector rental apartments (with four rooms) of about 111 and about 118 square meters. Rents: 1,995 and 2,095 euros per month.

New construction rental apartments in SPOT: complete, comfortable and energy efficient

The apartments in both buildings have one, two or three rooms and, in many cases, private outdoor space. They are delivered with a completely finished kitchen, bathroom and toilet, and with walls ready to be papered. There is also a videophone that lets you see who is ringing the doorbell downstairs. And thanks to a combination of district heating, thermal storage, heat recovery, good insulation and underfloor heating and cooling, they are also very comfortable and energy efficient. The latter saves (with normal consumption) in your energy bill. By the way, the rental prices mentioned do not include service charges.

Opportunity for priority for Amsterdam Southeast residents and key occupations in SPOT

Good to know: if you've lived in Amsterdam Southeast for at least six consecutive years in the past ten years and want to move to a rental property in SPOT, you may (possibly) have priority over other applicants. People with key professions (such as healthcare, education or security) may also have priority in some cases. During the application process, you will come across the questions about this naturally. The priority, by the way, only applies to medium-priced rental housing.

SPOT: social and mid-rent housing and the city's 'buzz'

SPOT is in demand (in part) thanks to its ample supply of rental housing. But there's another reason: you'll soon have the "buzz" of the big city here. Even stronger: SPOT is called 'a city within the city'. Because where there are currently still mainly offices, in the near future you will walk past (for example) cafes, coffee bars, meeting rooms, co-working spaces, a gym, a supermarket, a toko and maybe even a spa. All just around the corner from your apartment. Also nearby: an elementary school and daycare. And a little further away: shopping center Amsterdamse Poort and major crowd-pullers like Afas Live, the Ziggo Dome and the Johan Cruijff ArenA?

Excellent public transportation connections

Do you prefer to find your entertainment a little further away, for example in the city center? Then take the train, subway or bus at nearby Bijlmer-Arena Station. That's about an eight-minute walk away. The metro also stops even closer: at Station Bullewijk (about a six-minute walk).

Relax in Hondsrug Park or in nature just outside the city

But maybe you've just had enough of all the city bustle for a while. In that case, you will soon be able to settle down on a mat or a bench in the Hondsrug Park, which is expected to run through the new neighborhood in two years. And for even more space and greenery, just bike out of town. In ten minutes you can be at the Ouderkerkerplas nature and recreation area. De Ronde Hoep, a vast polder and quiet area, is also a ten-minute bike ride away.

  • Go to the housing seeker on the project site and view the offerings for each building. On one building's page, you can switch above that building's image to the offerings in the other building.
  • Using the filter above the image of the chosen building, select things like rental category (medium or free sector), maximum price, living area, etc. Whether you qualify for social, medium or free sector rental housing can be checked via the frequently asked questions on the project site. There you will find the (income) conditions. PLEASE NOTE: your possible registration for social housing on DAK / Woningnet is not affecting the allocation of social housing in SPOT.
  • Then, below the image of the building, view the list of properties that meet your criteria (requirements).
  • Then select your favorite properties. You do this by clicking on 'More details' for each property and then on the heart. You can select up to five properties in total (i.e. across both buildings) as favorites.
  • Then register by creating a Housing File and completing it. This is self-explanatory. Please note: choose a Housing File in the correct rental category (medium or free sector).
  • Don't wait too long, as registration closes on Wednesday, July 16.
