In new-build project Fusion Amsterdam, in a prime location in Amsterdam Southeast, the world is at your feet. Literally, because the ground floor will soon house the renovated World of Food, featuring fresh produce and dishes from all over the world. Above and around this hotspot, there will be 351 rental and owner-occupied homes and a communal courtyard garden. Construction has started. Phase 1, with 28 apartments (including co-housing units) and two townhouses, is now on sale. Take an option on your favorite home via the project site.
The homes in the first phase of Fusion have living areas ranging from approximately 48 to about 91 square meters. The two townhouses (which are 91 square meters in size) are located on the ground floor and the first floor and feature a living room with an open-plan kitchen, two bedrooms, and a terrace. The 28 apartments also feature a living room with an open-plan kitchen, one or two bedrooms, and a balcony, mostly facing southeast or southwest. All homes will be delivered with a complete bathroom. They are typically compact apartments, suitable for first-time buyers, couples, singles, and students.
Part of the three-room apartments has been designated as shared housing. For this reason, these apartments come with two bathrooms. You buy and share such a shared home with a family member, friend, acquaintance, or colleague. You have your own (bed)room and bathroom (with toilet). You share the living room, kitchen, and outdoor space, as well as the housing costs. As a home sharer, you therefore have plenty of privacy, and company when it suits you. And you pay only half.
Some of the homes in the first phase of Fusion have now been sold or are under option. However, there is still availability. Prices in phase 1 start at 335,370 euros (free on board). The currently available homes can be found on the project siteYou can buy a parking space in the underground garage with your home. However, the number of available spaces is limited.
Good to know: the prices on the project site are based on an annual ground lease canon. Fortunately, these involve relatively low amounts: from 749 to 1,191 euros per year (at current price levels). You can also buy off the annual ground lease in perpetuity. This, too, can be done for a relatively low amount. Also interesting: there is no primary residency requirement for the homes in this phase. Therefore, you can buy an apartment here and have others live in it. That makes the purchase very attractive indeed.
Very convenient: for quite a few homes in this phase of Fusion, you can apply for a mortgage with NHG (National Mortgage Guarantee). This gives you a lower interest rate and the certainty that your residual debt will be paid off if, through no fault of your own, you can no longer afford your housing costs.
As a first-time buyer, it sometimes seems impossible to buy a house in the current housing market. Financing is difficult and, without help, practically impossible. Yet there are certainly possibilities. For example:

See you on the project site Are one or more homes available that meet your requirements? Then create an account and specify your preferences. The real estate agent will then contact you to schedule an appointment. You can also register for homes under option. You will then be placed on the reserve list. If an option holder withdraws, you may still be eligible. As mentioned, construction has started. The expected completion is in the second half of 2027.
At Fusion, the world is at your feet. On the one hand, thanks to the new World of Food, which gives Fusion extra spice and character. In this Valhalla for foodies, you can get your fresh produce and find eateries from all corners of the globe. On the other hand, because of the project's location. Living here means the Amsterdam Ring road and multiple railway and metro stations are easily accessible, allowing you to travel quickly to other parts of the city (or further). But why look for the "spice" elsewhere when there is so much to do at home? Because Zuidoost is increasingly becoming a city within a city, with all the amenities that come with it.
