Libau Eiland, Houthaven Amsterdam: final studios, garden homes, and apartments. Now for sale.

Wooden facades, pitched roofs, lots of brown and grey tones and water all around. New construction project Libau Eiland in the Houthaven in Amsterdam breathes the atmosphere of the past. The final phase, Stadszijde phase 2, went on sale on Tuesday, November 5. It involves studios, garden homes, and apartments with prices ranging from 395,000 to 875,000 euros (free on board / freehold equivalent). This is based on an annual ground rent and, for a large portion of the homes, includes a parking space. Registration is handled via the project site.

Libau Island, Houthaven: characterful residential area with an eye for history, intimate atmosphere

Libau Eiland is a project by BPD in the Houthaven, one of Amsterdam's most desirable residential areas. This ‘pier’ will have a total of 116 homes, spread across nineteen buildings. The look and feel is robust and ‘warehouse-like’, fitting the history of the area. Once, bargemen moored their barges laden with wood along the quay here. The design of the buildings harks back to that era. Old timber warehouses and barns served as an important source of inspiration for the architects. Hence the staggered heights, sloping roofs, and generous roof overhangs. The past is reflected not only in the shapes of the buildings, but also in the use of materials and colors; plenty of wood, lots of gray, lots of brown. No matter how harbor-like Libau Eiland becomes, a human scale applies to the neighborhood. Intimate outdoor spaces and beautiful sightlines over the water ensure this. Furthermore, the buildings are never higher than four floors. So, in addition to plenty of water, you will also experience a great deal of open sky on Libau Eiland.

Libau Island City Side Phase 2: studios, apartments and garden homes

The housing offer in Libau Eiland Stadszijde phase 2 consists of studios, apartments, and garden homes. A brief overview of the main characteristics:

Studios from 395,000 or 405,000 euros

At approximately 37 square meters, the studios are compact yet complete. You have a living room with an open kitchen and plenty of space for a sofa and a bed. Furthermore, you have a bathroom with a shower and washbasin, and a separate toilet. The prices: 395,000 or 405,000 euros (free of transfer tax / buyer's costs).

Two- and three-room apartments starting from 485,000 euros

The apartments roughly come in two variants: two-room and three-room. The two-room apartments are 50 square meters in size and feature a living room with an open-plan kitchen, one bedroom, a separate toilet, and a bathroom with a shower and washbasin. The three-room apartments have a living area of 75 square meters. In these homes, you have a living room with an open-plan kitchen, two bedrooms, a separate toilet, and a bathroom with a shower and washbasin. Prices for the two-room apartments start at 485,000 euros (free of transfer tax / buyer's costs). For the three-room apartments, you pay purchase prices starting from 705,000 euros (free of transfer tax / buyer's costs).

Garden residences starting from approximately 595,000 euros

The two-story garden residences also come in two variants: compact garden residences with two rooms and more spacious garden residences with three or four rooms. The two-room garden residences are approximately 64 square meters in size, while the larger garden residences have living areas of about 79 or 89 square meters. In both variants, you have the living room with an open-plan kitchen and the toilet downstairs, and the bedroom(s) and bathroom upstairs. Your outdoor space is, as the property type suggests, a garden. A unique feature is that you have the option of a mooring spot for a sloop right at your living room! The prices: starting from 595,000 euros (free of transfer tax / v.o.n.).

Purchase prices including parking space in garage

All prices are based on an annual ground rent. This can no longer be bought out in perpetuity directly at the notary. For the larger homes (starting from approximately 75 square meters), the purchase prices include a parking space in the garage. All larger apartments have a balcony, terrace, or garden. The more compact apartments have a garden or communal roof terrace.
