There is new housing supply in the new Hondsrugpark district in Amsterdam SoutheastThis concerns phase 1 of residential building Scarlet. This phase includes 35 owner-occupied apartments ranging from just over 62 to nearly 165 square meters. Everyone is going to feel at home here. Sales have started. You can register until Tuesday, July 16 (12:00 PM) via the housing seeker on the project site.
Scarlet is a building with a total of 93 owner-occupied apartments, spread over 27 floors. The ninety-meter-high building is part of the larger SPOT new construction development, which consists of seven high-rise buildings with a wonderful view over the adjacent (yet to be constructed) Hondsrug Park and the city. Earlier, residential building Crystal went on sale. Now it is the turn of the first phase of Scarlet: 35 apartments.
The offer in phase 1 therefore consists of 35 apartments, divided into the following types: one compact City Apartment, two two-story City Houses, 28 spacious Grand Apartments, and four even larger Penthouses.
Scarlet will feature several compact City Apartments, one of which is included in phase 1. This is a two-room apartment of approximately 62 square meters. This apartment has a living room with an open kitchen, one bedroom, and an outdoor space (loggia). The purchase price: 414,000 euros (free of property transfer tax/costs).
The City Houses, of which the first phase features two, are two-story ground-floor homes with living areas of approximately 98 and 110 square meters. In these homes you have a spacious living room with an open kitchen and two or three bedrooms. Furthermore, you have a private terrace on the ground floor and in the sun. The prices are 569,250 and 595,125 euros (free of transfer tax / v.o.n.).
De Grand Apartments (28 in phase 1) have spacious living areas of approximately 73 to 113 square meters. In addition to a spacious living room with an open kitchen, you have two or three bedrooms and a balcony or loggia. The purchase prices range from 527,850 to 740,025 euros (free of property transfer tax/v.o.n.).
The Penthouses (four in this first phase) offer a massive amount of living space. The living areas range from approximately 113 to nearly 165 square meters. You have a spacious living room with an open kitchen, three bedrooms, two (!) bathrooms, and a delightful terrace. But also: views as far as the eye can see! The prices: from 905,625 to 1,190,250 euros (free of transfer tax / buyer's costs).
There are also apartments still available in the first residential tower of SPOT. Both compact City Apartments (from 46 to 57 square meters, two rooms) and larger Grand Apartments (from 72 to 127 square meters, three or four rooms). The purchase prices of the apartments are free of additional costs and include two years of ground rent prepaid (by the developer). That saves money! Afterwards, you pay an annual ground rent canon. The amount depends on the size of your apartment. You can also buy off the ground rent for 48 years.
The construction of SPOT, of which Scarlet and Crystal are part, is well underway. Because it is such a gigantic project with seven buildings, SPOT is currently the largest construction site in Amsterdam. The apartments in Scarlet are expected to be completed in the fourth quarter of 2025. This delivery includes a bathroom, toilet, and underfloor heating and cooling. You choose the kitchen yourself.

SPOT is rising in the new Hondsrugpark urban district in Amsterdam Zuidoost, between IKEA and the Johan Cruijff ArenA. This is currently still an area with offices and businesses. Thanks to the redevelopment, it will become a vibrant urban district with approximately 5,000 homes, surrounding a park of the same name that is no less than seven football fields in size.
All the fun of the city is right around the corner at SPOT. Soon you will live here in a low-car environment with cycling and walking routes, waterfront leisure areas, and sports facilities. In the neighborhood, lower and taller buildings alternate along lively squares and green streets. Hondsrugpark will get a primary school and, moreover, there are all kinds of restaurants, cafes, shops, entertainment venues, (flex) workspaces, and cultural facilities. You will also find hidden gems in Hondsrugpark, such as local breweries, authentic coffee bars, colorful Asian supermarkets, and creative concept stores.
SPOT itself also offers space for amenities, such as shops, hospitality venues, and a daycare center. There will also be office space in SPOT.
