Eight roof gardens connected to each other via a green route, climbing plants on the facades, nesting boxes for colonies of house sparrows and swifts, and trees and (fruit) shrubs on and around the building. New-build project Zoë in the Lock neighborhood on Zeeburgereiland in Amsterdam offers plenty of space for (urban) nature. But also for people, who can live there in apartments of up to no less than 167 square meters. Sales are well underway. You can register via the project site.

Zoë, Amsterdam: from compact studios to unique penthouses

The housing supply in Zoë ranges from compact studios to spacious penthouses, and from two-, three-, and four-room apartments to water-facing maisonettes. The living areas vary from approximately 40 to about 167 square meters. The prices of the still available homes range from 400,000 to just over 1.6 million euros. These prices are free on board (free of additional costs) and include the buyout of the perpetual ground lease.

Especially those looking for plenty of living space can find what they are looking for in Zoë

Especially for those looking for space, Zoë still offers plenty of possibilities. In addition to two exclusive and spacious penthouses, various three- and four-room apartments are still available. Their living areas range from 70 to 117 square meters. The prices vary from 610,000 to 998,000 euros. There are also three maisonettes still for sale. These two-story four-room homes are located on the quay and therefore overlook the water. They are 103, 110, and 134 square meters in size. The prices: starting from 935,000 euros. As mentioned earlier: all prices are free on name, including the buyout of the perpetual leasehold.

Eight rooftop gardens, each with its own atmosphere, benches, and picnic tables

The eight roof gardens will each have their own atmosphere. A green route connects the different gardens and invites movement. At the same time, benches and picnic tables offer the opportunity to relax, eat something, or have a chat. Even more greenery: Zoë is located by the water and connects with it via a vault overgrown with ivy. This way, the greenery from the quay garden is extended into the building.

Zoë: energy-neutral and sustainable apartments in Amsterdam

In addition to the roof gardens, climbing plants, nest boxes, and shrubs and trees, Zoë is also a green and sustainable building in other areas. The homes are energy-neutral, which is partly due to excellent insulation, triple glazing, and numerous solar panels integrated into the facades. Consequently, your energy bill will be lower (with normal consumption) and you can borrow at least 20,000 euros more to purchase the home. Furthermore, the building materials are sustainable as much as possible and there is an ingenious water system. Rainwater is collected on all roofs and retained in rain barrels. Excess rain is collected in a buffer tank beneath the building. During periods of drought, that water can be pumped back to the roof gardens that need it.

Space for green entrepreneurs in Zoë, a voice for nature

Also fitting for Zoë's green character: the ground floor and part of the first floor are reserved for green entrepreneurs. They can make use of the communal garden room and the flexible greenhouse. Soon you will find here (for example) a hospitality venue with local and sustainable dishes on the menu, as well as a concept store featuring sustainable products. And to maintain the nature-inclusive character of the building for the long term as well, nature will have a voice in the Owners' Association (VVE).
