Mooy Westzaan: rural living on a 'farmyard', overlooking meadows

The comfort of new construction, the rustic atmosphere of farm life. You combine it in the new-build project Mooy Westzaan in the picturesque village of Westzaan. Mooy Westzaan consists of 11 homes in the form of a traditional farmyard. In front lies the front house with a gabled roof; behind it are 10 homes in 3 rows that resemble farm sheds. Back there: vast meadows. Sales are in full swing. Currently, 5 homes have been sold.

Mooy Westzaan: detached front house with a special roof ridge

The front house of Mooy Westzaan is the largest property in the project, with a living area of approximately 172 square meters. On the ground floor you have a large L-shaped living room with an open kitchen. The first floor is spacious for 3 bedrooms (one of which has a walk-in closet) and the bathroom. Another layout is possible, with 4 bedrooms or 2 bathrooms. Storage space is found in the attic.

Kapberg: a ‘cow barn’ for additional sleeping or working spaces

Very special is the roof terrace, which is connected to the house via a glass gallery. The roof terrace looks like a hay barn or hay shed, where straw, hay and grain were once stored. There is space for an extra bedroom on both floors of the roof terrace, as well as for work or practice rooms. Furthermore, you have a lovely garden and you park your car in your own grounds. The purchase price: 875,000 euros (VAT included).

Corner and semi-detached houses in rows that have something of a farmyard feel

The other homes, some of which are still available, have areas of 104, 116, 137 and 145 square meters. These are corner and semi-detached houses in blocks of three or four that resemble farm barns. In these homes you have 4 rooms: a living room with an open kitchen on the ground floor and 3 bedrooms on the first floor. The second floor is a attic where you have a washing machine and plenty of storage space. You have a nice garden with a terrace at the rear, directly on the water. And with some of the homes you can create extra living space with a build-out. Where do you park your car? On a shared parking area, right next to the homes. The prices range from 625,000 to 765,000 euros (VAT included).

The atmosphere of a farm in Mooy Westzaan: long roofs, high eaves and vast meadows

To evoke the atmosphere of a farmyard, more is needed than a front house, a barn and houses in rustic buildings. It also involves other things. Such as glass roof tiles, wood on the facades, cornices made of brickwork, long roofs, high eaves and – on part of the roofs – greenery. The vast meadows immediately behind the yard complete the picture.

Westzaan: picturesque village in a rural setting, near large cities

Westzaan is located on the west side of Zaandam. Once upon a time there were 150 (!) windmills. Of these, only 2 still remain: Het Prinsenhof and De Schoolmeester. No matter what the passing years have brought, the landscape around Westzaan has remained intact. This includes the polders with their characteristic bridges, canals, reed roofs, grazing animals and Zaanse houses. This will also remain the case, as the area has been designated as a Natura 2000 area and is therefore protected. For daily supplies, you do not need to leave the village. If you want to go to the city, you have plenty of choices. The center of Zaandam is a 15-minute bike ride away. Via the A8, you can be in Amsterdam in 20 minutes. And via that same highway, you can be in the heart of Haarlem or Alkmaar in 25 minutes. If you prefer to travel by public transport, you can hop on the train or bus to your destination of choice within 10 minutes.
