ACE, phase 2: luxury and super urban living by the water in Amsterdam. Registration started!

Plenty of comfort and living space, views of the water and plenty of opportunities for sports, relaxation and socializing. You have it all when you live in new construction project ACE in Amsterdam. This super urban combination of buildings and sports facilities is rising on the waterfront, near the Sloterplas, in Amsterdam New West. Registration has begun for Phase 2 condominiums, townhomes and penthouses for sale.

ACE: final phase with homes for sale, names from tennis and padel world

ACE consists of several buildings with an eventual 565 housing units, both for sale and for rent. Phase 2 (now on sale) constitutes the final phase with for-sale housing. Like the project itself, the buildings have names from the world of tennis and padel. Like Grand Slam, Slice and Bandeja in phase 1, and Liftado and Cortado in phase 2. This has everything to do with the spot where the project is rising: tennis park Sloterplas on August Vermeylenstraat. Tennis and padel will continue to be played here, on numerous courts next to each other. But you can also live here. And how!

Apartments, townhouses and penthouses in second phase

The housing offer in phase 2 consists of stylish apartments, two-story townhouses and penthouses. The architecture is modern and urban, the finishes high quality. The living areas range from about 50 to as much as 170 square meters. A brief overview:

  • Urban houses (urban villas): two-story dwellings (on the ground and second floor) of approximately 127 to 167 square meters with four or five rooms and a screened terrace that is just a bit higher than the footpath in front. From these homes you overlook the Burgemeester Cramergracht. The prices: from 867,000 to 1,094,000 euros (v.o.n.)*.
  • Waterfront apartments: apartments from about 89 to 99 square meters with three or four rooms and a balcony. Also from these apartments you look out on Burgemeester Cramergracht. From the higher located apartments you can see the Sloterplas. Prices: from 681,000 to 740,000 euros (v.o.n.)*.
  • Urban apartments: apartments of approximately 78 to 95 square meters with three rooms and an outdoor space. From the apartments you overlook the green and car-free inner street and/or the Burgemeester Cramergracht. Prices: from 559,000 to 740,000 euros (v.o.n.)*.
  • Penthouses: beautiful top-floor apartments with living areas ranging from approximately 76 to 159 square meters and three, four or five rooms. And with a lovely, generous terrace. Depending on the location, you look out on the green and car-free inner street or the Burgemeester Cramergracht and the Sloterplas. The prices: from 594,000 to 1,118,000 euros (v.o.n.)*.

Delivery includes kitchen and bathroom, choice of stray parking space for your car

The homes are delivered with a modern Next kitchen with built-in appliances, a complete bathroom (and toilet) and underfloor heating and cooling. A number of places (up to four) in the bicycle storage is also included in the purchase price. If you have a car, a number of homes have the option of renting a stray parking space in ACE via a subscription.

Energy-efficient living in ACE: lower energy bills, more borrowing

Thanks in part to hybrid district heating, solar panels, heat recovery and good insulation, ACE apartments have energy label A+ or A++. As a result, you save significantly on your energy costs and can borrow extra money to buy your preferred apartment.

ACE: even-tempered urban neighborhood near Sloterplas and Sloterpark

With ACE, Amsterdam gains a lively urban neighborhood where you can live, play sports, relax and meet others. Not only on the tennis and padel courts adjacent to the residential complex, but also in the catering establishment located there. Furthermore, the nearby Sloterplas and Sloterpark offer plenty of opportunities for relaxation and entertainment: you can swim, supper and sail, walk, jog and bike, enjoy the sun or visit events. There is also a swimming pool nearby. And there are stores for daily shopping.

Fifteen-minute bike ride from Jordaan and Leidseplein

At the same time, you live here a fifteen-minute bike ride from the Jordaan, with all its cafes, terraces and boutiques. Also fifteen minutes by bike: the Leidseplein, with all its restaurants, bars and theaters.

How does enrollment in ACE work?

Online registration for Phase 2 homes works as follows:

  • You watch it accommodation offer and determine which homes are your preference.
  • You fill it registration form in and sends this.
  • You will then receive an intake form for a financial check. With that check, you can demonstrate that you can finance the home(s) you have your eye on. Send this completed intake form to info@nexthome.nl.
  • Shortly after Monday, January 19, the allocation will take place. If you are assigned a home (you will be told by phone), you can schedule a sales interview.
  • This is followed by the sales interview with one of the brokers.

Also register for homes from phase 1

Two- and three-bedroom apartments are also still available in Phase 1, with living areas ranging from approximately 61 to 83 square meters. Prices start at 458,000 euros (n.d.)*. You can register for those as well. You can find these properties at this page on the project site.

Completion of first homes (phase 1) expected in first quarter 2027

Construction of ACE's first buildings is well underway. The first homes (in building Bandeja, part of phase 1) are expected to be completed in the first quarter of 2027. Completion of the Grand Slam and Slice buildings (also phase 1) is expected in the summer of that year.
