OLGA is a small-scale building with 22 apartments, ranging from approximately 46 to 121 square meters. Here, you live in a low-traffic environment on the IJ, with plenty of greenery and the center of Amsterdam surprisingly close by. Prices range from 439,417 to 439,790 euros (free of tax/transfer costs, v.o.n.), based on an annual ground rent.
The maisonettes are available in two variants. The Garden Maisonnette is located on the ground floor and the first floor, while the Sky Maisonnettes are found on the third and fourth floors. They have living areas ranging from approximately 78 to nearly 107 square meters and three or four rooms. The Garden Maisonnette – as the name suggests – has a garden as its outdoor space. The higher-situated Sky Maisonnettes feature a balcony. Prices range from 576,011 to 795,470 euros (free of transfer tax / v.o.n.), based on an annual ground rent.
All homes in OLGA are designed with an emphasis on light and space. They feature large windows, ceilings are approximately three meters high, and every apartment has a practical storage space. The building features a beautiful courtyard garden and a communal meeting area. The delivery of the apartments includes a (basic) bathroom with sanitary facilities. You choose the kitchen yourself.
Sustainability is an important theme within OLGA. All homes are gas-free, excellently insulated, and equipped with underfloor heating. They have a minimum energy label of A+++. That makes a difference on your energy bill. There are solar panels on the roof of the building. Where those are missing, the roof is covered with greenery. This provides extra insulation and stimulates biodiversity. In addition, it retains excess rainwater longer and reduces heat stress during warm periods. The courtyard garden has the same effect.
OLGA is located in the Sluisbuurt, a new urban district on the IJ in Amsterdam. You live here in a low-car neighborhood with iconic buildings, wide boulevards, an increasing number of amenities, and plenty of greenery. The neighborhood is also located within the ring road, and surprisingly close to the center of Amsterdam. You can take the ferry straight to Borneo Island and then cycle to Amsterdam Central Station in ten minutes. Prefer taking the tram? Then catch tram 26. It departs a five-minute walk away. Do you want to get out of the city instead? Then you can easily hop on the A10 ring road by car.
