  • Prices: from 356,499 to 358,563 euros (based on annual ground rent).
  • Energy efficient living (A++ or A+++): more borrowing, less energy costs, more comfort.
  • Living in Amsterdam in a neighborhood on the rise.

KBF Dock: 70 new construction two-bedroom apartments in Amsterdam

KBF Dock consists of two ten-story stepped towers with a total of seventy owner-occupied apartments. These apartments are approximately 44 to 47 square meters in size and have two rooms. The apartments still available are located on the second through fifth floors. Some of the apartments have a "real" balcony, although with two or three square meters it is not large. Some of the apartments have a French balcony. So there are more differences. For example, there are L-shaped corner apartments, with windows on two sides. Or apartments with just a square living room.

Extra space experience thanks to smart layout and large windows

An important similarity is that all apartments feel extra spacious thanks to the clever layout and the large windows, which let in plenty of natural light. By the way, those windows have another advantage, especially on the higher floors: a fantastic view.

Delivery including bathroom and toilet, energy label A++(+)

A few more similarities: all apartments are delivered including a complete bathroom and toilet. In addition, they are very energy efficient: energy label A++(+). This has two financial advantages. You can borrow more for the purchase of the house and your energy bill is - with normal consumption - a lot lower.

KBF Dock: vibrancy thanks to shared spaces, activity, terrace, roof garden and atrium

KBF Dock's two towers will soon stand on a substructure with common areas and business spaces. This creates extra liveliness on the street. KBF Dock's location on the water, with a public terrace on the quay, reinforces this. The beautiful garden on the roof of the substructure and the magnificent atrium also add life to the building. Garden and atrium are the places to meet your neighbors. Part of the underbuild is also a shared bicycle storage area.

All purchase prices in KBF Dock ónder 359,000 euros, construction starts in first quarter

The purchase prices of all apartments in KBF Dock are ónder 359,000 euros. The apartments still available range in price from 356,499 to 358,563 euros. These prices are freehold and based on an annual ground rent. Construction is expected to start in the first quarter.

Kauwgomballenkwartier, Amsterdam: on the way to vibrant working and living neighborhood

KBF Dock is rising in the Kauwgomballenkwartier in the Overamstel neighborhood, next to the lively Amstelkwartier. This area is rapidly changing from an industrial area to a mixed residential/commercial district, with a prominent place for its industrial past. Part of that past is the former Maple Leaf candy factory, also known as the "Kauwgomballenfabriek. Hence the name, of both the area and the project (KBF).

Stores, restaurants, two parks and the Amstel River in immediate vicinity

The building will be located on the Duivendrechtsevaart. Across the water there will be a shopping center including an Albert Heijn supermarket. And within walking distance, in the Amstel Quarter, you will find the Bella Vista Park (with the historic water tower), Park Somerlust, several restaurants and the Amstel River. If you take the bike, you will also be in the center of Amsterdam in no time.
