The feeling of the city, the peace of the greenery. You combine it in Alderhagen, which is well on its way to becoming one of the most beautiful neighborhoods in Amsterdam North to be. In this park-like residential landscape, a new housing offering is now for sale, with prices starting from 370,000 euros (free of property transfer tax/costs, freehold/leasehold basis), based on an annual indexed ground rent. These include apartments, owner-occupied & shared homes, two-story homes, and single-family homes. The homes are located in buildings Noordhof 3 and 4. Register now via the project site or come first to the Meet & Greet on Tuesday, September 9 (5:00 PM–7:00 PM) at the Buiksloterkerk (Buiksloterkerkpad 1) in Amsterdam.
Noordhof 3 is a striking building with soft lines, wooden accents, wide and beautifully rounded balconies, and a playful elevation, also known as 'the tower'. The building has 58 residences. The housing offer in brief:
The apartments in Noordhof 3 have two, three or four rooms and living areas of approximately 48 to 133 square meters. All homes have a balcony or loggia. The larger apartments even have two outdoor spaces.
A (substantial) part of the apartments in Noordhof 3 is also available as a buy & share home. A buy & share home is an apartment that you buy and share together. For example, with a friend, family member, colleague, or acquaintance. You both have your own bedroom and bathroom, but share the kitchen, the living room, the outdoor space, and... the housing costs.
The two-story homes (also known as maisonettes) in Noordhof 3 are all located on the ground floor. This gives you the feeling of living in a townhouse. These are homes of approximately 97 to 106 square meters with three or four rooms and a lovely terrace.
Noordhof 4 is a single building, but thanks to the varying heights, colors, and facades, it looks like a collection of multiple buildings and homes. The project features 62 homes. The offering at a glance:
Very special in Noordhof 4 are the spacious family homes. You do not come across those often in Amsterdam, and certainly not inside the ring road. These are four-story homes of approximately 136 or 138 square meters, featuring a roof terrace and a garden. That garden borders the communal courtyard garden. On the ground floor, you have a generous kitchen-diner and an extra room that you can use as a home office or guest room. The first floor is intended for (at least) the living room, but the layout is customizable. On the second floor, you have two spacious bedrooms, a separate toilet, and a complete bathroom. The third floor offers space for an extra bedroom with an en-suite bathroom.
Because the two-story homes ('maisonnettes') of Noordhof 4 are located on the ground floor, they feel like townhouses. The living areas range from approximately 83 to 102 square meters, divided across three or four rooms. Most maisonnettes have a terrace, one has a balcony.
The apartments in Noordhof 4 have living areas of approximately 66 to 114 square meters and three, four, or five rooms. Most apartments have a balcony, the larger ones a roof terrace.
For all homes in Noordhof 3 and 4, you pay an annual indexed ground rent. This is tax-deductible. You can also choose to buy off the leasehold in perpetuity. Then you are rid of it forever. Consult your financial advisor about what is the best option in your case.
Many homes in Noordhof 3 and 4 include a parking space for your car. This is not included in the purchase price and costs 45,000 euros (free of transfer tax / v.o.n.), based on a perpetual ground lease with the canon bought off in perpetuity. Does your favorite home not have a "private" parking space and would you like one? Then you can buy one, although this depends on availability. Indicate this preference when you register.
Noordhof 3 and 4 are rising in the Noordbuurt of Elzenhagen. This part of this green, park-like new-build neighborhood will become a vibrant area. Among other things, it will feature studios for artists and community rooms where residents can meet each other and organize activities. Soon you will live here within cycling distance of the Twiske-Waterland nature and polder area. The city is also close by. Within walking distance is Noord Metro Station. From there you can travel to Amsterdam Central Station in five minutes. Yet in Noord itself you also have all kinds of cultural and culinary hotspots. Such as the EYE Filmmuseum, the A'DAM Tower, and NDSM, with its many events and festivals.
Are you interested in a home in Noordhof 3 or 4? Then view the accommodation offer On the project website, create an account and register for the properties of your preference. You will then also see which properties in other projects in Elzenhagen are currently still available. Would you like to speak with the sales team first? Then come to the Meet & Greet on Tuesday, September 9 at the Buiksloterkerk at Buiksloterkerkpad 10 in Amsterdam. You are welcome there between 17:00 and 19:00. You can park in the area and registration is not necessary.
