For the happy, not just the happy few. Dat is het motto van SPOT, een grootschalige nieuwbouwontwikkeling in de nieuwe stadswijk Hondsrug Park at Amsterdam Southeast. Verdeeld over diverse imposante woontorens vind je in SPOT straks 823 (!) nieuwbouw huurappartementen: sociaal, middelduur en vrije sector. De eerste fase, met 309 appartementen, is nu in verhuur. De huurprijzen beginnen bij 1.187 euro per maand. Wonen in Amsterdam te duur? Niet in SPOT. Je hoeft dus echt de stad niet uit als je een betaalbare woning zoekt.

SPOT, Amsterdam: social, medium and free sector rental housing

SPOT bestaat uit zeven woontorens aan of nabij het (nog aan te leggen) Hondsrugpark, waar de nieuwe wijk naar is vernoemd. In twee van die gebouwen komen koopappartementen, in de andere torens huurwoningen. In heel SPOT gaat het, zoals gezegd, om sociale, middeldure en vrije sector huurwoningen. Fase 1 betreft de gebouwen Aurelia en Hazel, met middeldure en vrije sector huurwoningen:

Aurelia:

• 48 middeldure huurappartementen vanaf 1.187 euro per maand
• 51 vrije sector huurappartementen vanaf 1.490 euro per maand

Hazel:

• 152 middeldure huurappartementen vanaf 1.191 euro per maand
• 57 vrije sector huurappartementen vanaf 1.796 euro per maand.

New construction rental apartments in SPOT: complete, comfortable and energy efficient

The apartments in both buildings have one, two or three rooms and, in many cases, private outdoor space. They are delivered with a completely finished kitchen, bathroom and toilet, and with walls ready to be papered. There is also a videophone that lets you see who is ringing the doorbell downstairs. And thanks to a combination of district heating, thermal storage, heat recovery, good insulation and underfloor heating and cooling, they are also very comfortable and energy efficient. The latter saves (with normal consumption) in your energy bill. By the way, the rental prices mentioned do not include service charges.

Ook Friends Appartementen in SPOT: samen huren, de helft betalen

77 procent van de huurappartementen in SPOT valt, zoals dat heet, in de betaalbare categorie. Eveneens heel betaalbaar: de Friends Appartementen die (ook) in de eerste fase worden aangeboden. Het gaat om driekamerappartementen die je samen met een vriend, collega, familielid of kennis huurt. Daardoor betaal je slechts de helft van de huurprijs en de servicekosten. Je hebt in een Friends Appartement een slaapkamer en een badkamer voor jezelf (en daarmee voldoende privacy) en deelt de woonkamer, de keuken en het balkon. Opportunity for priority for Amsterdam Southeast residents and key occupations in SPOT

Good to know: if you've lived in Amsterdam Southeast for at least six consecutive years in the past ten years and want to move to a rental property in SPOT, you may (possibly) have priority over other applicants. People with key professions (such as healthcare, education or security) may also have priority in some cases. During the application process, you will come across the questions about this naturally. The priority, by the way, only applies to medium-priced rental housing.

SPOT: betaalbaar wonen en toch de ‘buzz’ van de stad

Betaalbaar wonen kan dus wél in Amsterdam. SPOT bewijst het. Je hóéft daarvoor de stad niet uit. Maar er is nóg een reden waarom SPOT zo in trek is: je hebt hier straks de ‘buzz’ van de grote stad. Sterker: SPOT wordt wel ‘een stad ín de stad’ genoemd. Want waar op dit moment nog vooral kantoren staan, wandel je in de nabije toekomst langs (bijvoorbeeld) eetcafés, koffiebars, ontmoetingsruimtes, co-working spaces, een sportschool, een supermarkt, een toko en misschien zelfs een spa. Allemaal om de hoek van je appartement. Ook dichtbij: een basisschool en een kinderopvang. En even verderop: winkelcentrum Amsterdamse Poort en grote publiekstrekkers als Afas Live, de Ziggo Dome en de Johan Cruijff ArenA?

Excellent public transportation connections

Do you prefer to find your entertainment a little further away, for example in the city center? Then take the train, subway or bus at nearby Bijlmer-Arena Station. That's about an eight-minute walk away. The metro also stops even closer: at Station Bullewijk (about a six-minute walk).

Relax in Hondsrug Park or in nature just outside the city

But maybe you've just had enough of all the city bustle for a while. In that case, you will soon be able to settle down on a mat or a bench in the Hondsrug Park, which is expected to run through the new neighborhood in two years. And for even more space and greenery, just bike out of town. In ten minutes you can be at the Ouderkerkerplas nature and recreation area. De Ronde Hoep, a vast polder and quiet area, is also a ten-minute bike ride away.
