Living in Amsterdam, next to or near a park and with great cultural and culinary attractions nearby. It is possible in new construction project Polly, in the Poppy neighborhood in Amsterdam North. Polly has 158 apartments divided between two buildings, Orange Polly and Red Polly. Prices range from 320,000 to 700,000 euros (v.o.n.). On Saturday, February 8, from 11:00 to 13:00, there will be a sales event at De Werkplek at Slijperweg 12a in Amsterdam. You can register from then on via the project site register. Special feature: most of the apartments are on private land (so no ground lease).
With the arrival of both buildings, Amsterdam North will gain two modern residential complexes, with purchase prices you don't often come across in the capital. As mentioned, the prices start at 320,000 euros (before taxes). For that amount you have a compact studio of over 30 square meters. Many of the homes have purchase prices below or just above four tons. They are both two- and three-bedroom apartments up to about 59 square meters. There are also larger apartments, up to almost 85 square meters. These are located in Red Polly and have prices up to 700,000 euros (n.d.).
Special, especially in Amsterdam: the apartments in Orange Polly (94 in total) are on private land. So you don't pay ground rent. The 64 apartments in Red Polly are not on private land. For those homes, you can choose to buy off the ground lease in full or pay a canon annually. In the latter case, the purchase price is a lot lower.
All apartments have a private outdoor space, which at Orange Polly often overlooks the courtyard garden or Buiksloterdijk Park. If you live in Red Polly, that park is just around the corner. Besides the Buiksloterdijkpark, the courtyard garden, which is there for all residents, provides a green environment. So that garden is more than just a green space. It is a meeting place, where you meet your neighbors. Before you know it, you're sitting with several residents on a beautiful summer evening having drinks or a barbecue.
Almost all homes are very energy efficient and have at least energy label A++. This not only means a lot of comfort, but also a lower energy bill (with normal consumption). Also, thanks to this energy label, you can often count on an interest rate advantage when taking out your mortgage. Besides being very energy efficient, both buildings are also "rainproof. Rainwater is collected and disposed of in an innovative and sustainable way.
On the first floor of Red Polly, business spaces and an FEBO provide life. You can park your bike, cargo bike and/or scooter in the parking garage under both buildings. Car parking spaces are available for the larger apartments in Red Polly.

Registration starts at the same time and proceeds via the project site. Be quick, as the registration period closes at 5 p.m. on Monday, Feb. 17.
The two buildings will be in the Klaprozenbuurt neighborhood in Amsterdam North. While this is currently still an area with mostly businesses, more and more housing is rising there in the coming years. About 2,000 in total. Besides housing (mostly apartments), there will also be elementary school, stores for daily groceries, restaurants, and health and welfare facilities. The proximity of a cultural hotspot such as NDSM makes this emerging urban district extra attractive. There - within cycling distance of your new home - all kinds of festivals and markets take place and you can eat out wonderfully. Attractions like EYE Film Museum and the A'DAM Tower are also easy to bike to. And if you take one of the ferries, you'll be across the IJ in no time.
