Living on the edge of Amsterdam, inside the ring road, in an iconic and sustainable building. It is possible in Dialogue, a striking new-build project on the Wenckebachweg in the Overamstel neighborhood in Duivendrecht (municipality of Ouder-Amstel). Dialogue consists of two towers connected to each other in a stepped design. The tallest tower has 110 owner-occupied apartments. Phase 2 is now on sale, featuring studios and two- and three-room apartments. Prices: starting from 390,000 euros (free of-property/v.o.n.). The homes are on freehold land, so you do not pay ground rent! And… construction has started!
The studios and two- and three-room apartments of phase 2 are located on the eighth to twenty-second floors. As a result, you have an incredible view of the surrounding area and the city. The living areas range from approximately 38.7 to about 78 square meters. The residences will be delivered with a modern bathroom and a magnificent SieMatic kitchen, including Siemens appliances and a Bora hob. Most apartments feature a private balcony or loggia. The purchase prices range from 390,000 to 657,500 euros (free of transfer tax / v.o.n.). As already mentioned, at Dialogue you do not pay ground rent!
You can still register for one of the last apartments of phase 1. These are located on the ninth to the twelfth floor. These are two- and three-room apartments starting from 425,000 euros (free of tax/costs). You also do not pay ground lease for these apartments.
Dialogue is a brilliant example of contemporary architecture, partly thanks to its aluminum finish. The building consists of two towers, 70 and 50 meters high, which are connected in a staggered manner. This makes the building appear airy and open. The green inner courtyard, with seating areas, picnic facilities, and walking paths, also contributes to this. You can enjoy sitting in the sun and fresh air here, reading a book, and meeting your neighbors. Even more greenery is offered by the park zone on the south side of the building.
The apartments are sustainable and energy-efficient, and you'll notice that on your energy bill. Also very sustainable: the focus on shared mobility in the area. For example, shared cars and shared scooters are available nearby. And within a few minutes' walk or bike ride, you can catch the metro (Spaklerweg metro station). For these reasons, the number of parking spaces for private cars in Dialogue is limited. Some of these parking spaces are reserved for specific building numbers.

Even more entertainment can be found in De Pijp, just a 10-minute bike ride away. Furthermore, various gyms, daycare centers, and schools are located in the immediate vicinity of Dialogue.
In addition to 110 owner-occupied homes, Dialogue offers 123 social rental homes, 197 mid-range rental homes, and 42 care homes. These will become available later. Additionally, there is space for amenities and (small) businesses on the ground floor. Construction of Dialogue has already begun. Completion is expected in the summer of 2027.
