Then new construction project Park Valley in Diemen something for you. There, 29 apartments are now on sale, with prices starting at 410,000 euros (n.d.). The new housing offer is in "Block H," part of phase 2a. It includes apartments, a maisonette and a penthouse. The building stands out because of its playful and open architecture and wooden cladding, in keeping with the park-like layout of the neighborhood. The apartments will be delivered with bathroom(s) and toilet(s), including tiles and sanitary ware. A kitchen is not included in the purchase price. You choose it yourself. A brief overview of the offer:
27 of the 29 homes are apartments with two, three, four or five rooms and living areas ranging from 52 to 130 square meters. Each apartment has a spacious living room with an open kitchen, one bathroom, one or two toilets and a terrace or balcony. Prices range from 410,000 to 809,900 euros (f.o.n.). Most apartments have a private parking space in the basement. This parking space is included in the freehold price.
The maisonette is 170 square meters and has a spacious living room with open kitchen, one bathroom, two toilets and three bedrooms, all on the same floor. Upstairs you have a storage room and another room, which you can use (for example) as an office. You have a balcony and a terrace, together more than 40 square meters. The purchase price is 1,039,400 euros (n.d.). This includes two parking spaces, one with charging station.
The penthouse is no less than 237 square meters in size. A characteristic feature is the spacious living room with semi-open kitchen. This kitchen is large enough for a cooking island and a large dining table. Furthermore, you have four bedrooms (one or two of which you can always set up as work or hobby rooms), two bathrooms, two toilets and a lovely terrace of almost 30 square meters facing south. The price: 1,339,400 euros (v.o.n.), including two parking spaces, one with charging station.
Even if there is no standard parking space with your home, or if you want an extra parking space, you can buy one in the garage below. A parking space with a charging station costs 49,500 euros. Without a charging station the price is 39,900 euros.
For some of the apartments you can apply for a mortgage with National Mortgage Guarantee (NHG). This yields a slightly lower interest rate and offers you the security that your mortgage will be repaid if (through no fault of your own) you can no longer do so. Moreover, in Park Valley you pay no ground rent. The houses are on private land.
The apartments are sustainable, gas-free and very energy efficient (energy label A+++). The excellent energy performance is possible thanks (among other things) to a ground source heat pump, thermal storage, high-quality insulation, triple glazing and solar panels. This saves on your energy costs and is also very comfortable. In addition, natural, reusable materials are used as much as possible during construction.
Even more green: Park Valley has been called "a green oasis in an urban area. As such, there is a lot of focus on outdoor living. All apartments, as mentioned, have a private outdoor space. In addition, you can always enjoy the sun and the outdoors (and meet your neighbors) in the park-like garden next to the buildings. There is also a communal roof terrace, which is airy and stylishly roofed. Across Park Valley also runs a car-free park strip with a canal, sloping banks, trees, walking paths, picnic areas and playgrounds. The neighborhood feels like a city park, but one you can live in. Park Valley is also located next to Bergwijkpark.
Moreover, there is no shortage of amenities. The neighborhood itself already has a comprehensive school and will have a park house, where all kinds of activities will take place. And just a few minutes' walk away is the Campus Diemen Zuid, with student housing as well as a supermarket, sports facilities and restaurants.
