Biobased living on IJburg's self-build island

Intro
Mooijburg Waterzicht is a bio-based apartment building on the center island, IJburg's self-build island. The project with 15 condominiums was developed in co-commissioning with the future residents. The building is very sustainably built and has an all-wood construction of CLT (Cross Laminated Timber), wood-frame facade elements with wooden cladding.

Living
Behind the dark facade, the building, which extends over three lots, offers a variety of comfortable apartments, family homes in the form of a maisonette, work/living units and penthouses ranging in size from about 60 m2 to 140 m2.

Architecture
The building has a sculptural look and wooden facades with staggered windows and balconies, and a glass greenhouse at the corner. A bamboo cladding has been applied to the front of the building that is treated according to the Shou Sugi Ban principle, in which the wood is burned for increased durability. The burning process will preserve the black color for a long time, as opposed to painting it black.

Sustainability
Mooijburg Waterzicht is sustainably built:

  • Energy positive with an EPC of -0.2.
  • Rainproof: during extreme rainstorms, 60l/m2 of water can be retained.
  • Nature-inclusive with room for plantings, nesting boxes and insects. The integrated
    planters in the front and rear facade are automatically watered by
    water storage on the flat roofs and galleries.
  • The entire structure from the first floor up consists of wood construction. CLT floors and
    walls, and laminated columns.
  • Biobased: In addition to the wood construction, all facades are also finished with wooden
    sharing.
