In the De Hallen area, next to the transformed tram depot, an ensemble of three residential buildings has been designed, Kwintijn Phase 1. The total project comprises 168 homes and two commercial spaces on top of a two-level parking garage with over three hundred parking spaces. A significant portion of the homes has been purchased by an investor, Altera Vastgoed, and a housing association, De Alliantie. Together on top of the parking garage, the three buildings form a collective inner courtyard designed as a garden.
The design explicitly distinguishes between a robust, rugged exterior and the inner courtyard, which has a much lighter color scheme. This light color scheme compensates for the lack of sunlight and daylight in certain areas. The robust exterior references the industrial past of the location. This reference is not unambiguous; the buildings also do not deny that they are residential buildings. In essence, every unit in the ensemble is a sturdy building under a double roof with a simple rhythm of windows, a theme derived directly from the tram depot. Kwintijn Phase 1 is part of the larger planning area De Hallen. That is why an ensemble of matching buildings with their own color scheme within a coordinated palette was chosen. Phase 2, which will be developed next, can easily connect to this.
