Het Klaverblad: nominated for the Amsterdam New Construction Prize 2013

Sustainability is central to the design of the Klaverblad. This is evident, for example, in the solar panels, but also in the water-saving faucets and solar water-saving systems for the showers. The idea behind this project is to create a safe and child-friendly environment for the neighborhood. The school that is located there has an important social function as a meeting place for the surrounding area. After school, courses, neighborhood and sports activities are organized.

The Parool about Het Klaverblad: Affordable housing near a school

Hidden behind the renovated remains of the Bijlmerflat Daalwijk, between the greenery has risen a special project: The Klaverblad. A primary school with twenty classrooms, an after-school care center, and a gym and auditorium that are also available to the neighborhood. Next to and above it: thirty apartment units for sale.

This was devised by the Zuidoost district and the Stichting Bijzonderwijs, and they found Janssen de Jong Projectontwikkeling’s design and architect Ronald van Hek’s best. ‘We won because of our sustainability and functionality,’ says developer Emiel van Riel.

A lot of work has been done to save energy: there are solar panels on the roof and the roofs are covered with sedum. ‘My task was mainly to create good, spacious homes at an affordable price,’ says Van Hek. ‘That meant not doing crazy things. Not drawing complicated floor plans so that you get as many square meters with quality as possible.’

Van Riel: ‘We wanted to build apartments in this place that weren’t too big and especially weren’t too expensive. They had to be especially well-financed for young people.’ And that has succeeded.

The developer had to go the extra mile for this project. Because the school and the housing units had to be delivered at a fixed date, construction had to begin while not a single home had been sold. But even during construction, they found a buyer for almost every home.

Ida van der Ploeg (32), now owning a 75-square-meter apartment with a balcony for 185,000 euros including the purchase of the lease. She and her boyfriend rented in IJburg, but they found it too expensive and too big for two people. ‘Besides, I thought IJburg was a bit far away, even if only in terms of feeling. Here you have very good public transport connections. Moreover, I work at the AMC. I often cycled past here and saw the sign for these apartments there as well.’

She hesitated for a moment about living across from a school. ‘But we both work during the day, and when we’re home, we find it quite cozy, the noise from the school kids. Yes, we’re very used to it here. We have enough space, and it’s a super beautiful building.’

The other residents also think so. They give a high rating to the layout, the high windows and the design. They find the combination with a primary school a great concept and the spacious green area in front of the building is a real plus. The only thing they find very inconvenient is the access to the bicycle storage room, and there are too few parking spaces in front of the building.

The jury is also very pleased with these homes, and especially with the purchase prices. They are less satisfied with the exterior, but that is more than made up for by the high level of sustainability.
