Lock House
The Sluishuis project in IJburg is an iconic building with 442 owner-occupied and rental apartments. The building stands like an Amsterdam building block in the water. Thanks to a triangular cut in the block, water is part of the courtyard. On the other side, the building steps off by means of terraces (to be planted over time). A public walking route runs across the building.
Project description
The residential program consists of 442 owner-occupied and rental apartments for different target groups, income levels and age categories. All residences are accessed through the central courtyard. Thanks to the special shape of Sluishuis, each apartment has optimal views and daylight. In the plinth is a varied program with a sailing school, water sports center and restaurant. A total of 442 highly sustainable and comfortable apartments and penthouses have been realized in Sluishuis, of which 73 are for sale and the remaining homes are offered in the free rental sector (medium and free sector rental segment). In addition to the apartments, 34 houseboat lots have also been realized. Residents can purchase a sloop spot with the homes.
Architecture
Sluishuis is a contemporary translation of the typology of the Amsterdam building block that responds specifically to its special place in the water. The volume is raised on one side to allow the water into the courtyard and stepped down on the other side to make an inviting gesture to IJburg with friendly green terraces. The facade of Sluishuis is executed in untreated aluminum. In contrast to this, the terraces are executed in wood, giving a tactile appearance.
The (public) walkway to the roof of Sluishuis offers visitors and residents spectacular views of the water and the neighborhood. There is also a jetty promenade with docking areas for residential and pleasure boats and islands for recreation, water sports, wildlife and energy generation.
Sustainability
The sustainability of Sluishuis is an integral part of the project. With an energy performance coefficient (EPC) of 0.0, the building generates more energy than it consumes.
The project has been voted Residential Building of the Year 2022 by Architectenweb. We are very curious to see how Amsterdam residents rate this project!
