Kramatweg
The Kramatweg project is located in the Indian neighborhood in Amsterdam East. The complex consists of 42 social housing units. There are 34 houses for the elderly and 8 houses for large families. There is a great need for these types of housing in the neighborhood. The new building replaced a very outdated residential building. In consultation with stadsdeel Oost and the sitting residents it was decided to build a new residential complex on the same location for an equal number of homes.
Living
The aim was to combine housing for the elderly on the upper floors and for families on the first floor. The objective of this project was to create modern, comfortable housing in which people can live their entire lives. The homes for the elderly are accessed by a south-facing gallery, with a private area in front of each home. Private and collective touch each other, contributing to the encounter between the residents of each gallery. On the first floor are five four-bedroom apartments for families and three five-bedroom homes for large families.
Architecture
The residential complex follows the contour of the demolished building and jumps at the head to mark the corner. The masonry facade alludes to the architecture of the Belt 20-40. The serrations of the masonry plane are subtly applied at the junction of the head with the main building and at the connection to the adjacent building. Characteristic of the plinth is a different plasticity and darker masonry. Niches have been created at the entrances on the street side.
Sustainability
The project used individual heat pumps and a heat exchanger system for each home. Solar panels were installed on the roof. Wooden window frames with triple glazing were used. This achieved an EPC of 0.2. That is 0.2 points below the applicable national standard. Various measures in the area of nature inclusiveness have also been included in the project.
