Single-family homes and semi-detached houses, partly on the waterfront and with views of expansive polder countryside. Discover phase 3 of the Nieuw Eilands’ Eigen new-build project, on the edge of Amstelveen. The open PreSale has started. Register now for your preferred home via the supply page on the project website. This is possible until Monday, November 18 (09:00 AM). New Eilands' Eigen is a neighborhood that consists of various islands, one of which is intended for recreation and one for nature.
In addition to single-family homes and semi-detached houses, phase 3 of Nieuw Eilands’ Eigen also features two detached houses. Both have since been reserved. A number of the other housing types are still available.
The single-family homes (Southampton type) have living areas of approximately 132 or 136 square meters and a deep backyard. In these homes, you have a spacious living room with an open kitchen on the ground floor. One floor up are the bathroom with a (second) toilet and three bedrooms. You can still do all sorts of things with those. For example, you can combine two bedrooms into a single bedroom with a walk-in closet. Or you can choose not to sleep there, but use it as an office. A different layout for the bathroom is also among the possibilities. The attic can also be laid out freely, at least in part. Here, for example, you can create one or two extra bedrooms, or a second bathroom. And if you want more living space, an extension is possible. The price range: from 650,000 to 710,000 euros (free of property transfer tax/costs).
The semi-detached houses are available in two types: Easthampton and Montauk. The living areas range from approximately 148 to 177 square meters. In general, the spaces are larger than in the single-family homes, and on the first floor you standardly have four (instead of three) bedrooms. Of course, in these homes you can also choose to combine bedrooms and/or have a different bathroom layout. You also have that freedom of choice on the second floor, which is 'open' in the standard version. Will you choose one or two extra rooms here? And would you also like a bathroom there? It is all possible. Just like an extension on the ground floor. Good to know: some of the semi-detached homes are located by the water and overlook the adjacent polder. The price range: from 895,000 to 1,225,000 euros (free of property transfer tax / v.o.n.).
Like previous phases, phase 3 of Nieuw Eilands’ Eigen will also have an attractive appearance, inspired by the beloved architecture of the 1930s. You will see various colors of bricks, white window frames, generous (white) roof overhangs, a bay window here and there, and beautiful facade moldings.
The homes in this phase of Nieuw Eilands’ Eigen are energy-neutral, with a provisional A++++ energy label and a ten-year energy performance guarantee. The excellent energy performance provides a high level of living comfort and, with normal consumption, a significantly lower energy bill. Because of this sustainable character, you can also borrow more to buy the house. This involves a substantial amount: up to 50,000 euros.
The open PreSale of phase 3 of Nieuw Eilands Eigen has started. Are you interested in one of the still available homes in this phase? Register now via the supply page on the project website. This is possible until Monday, November 18 (09:00 AM). Afterwards, the homes will be allocated and you will automatically hear whether you can speak with the sales team.
New Eilands’ Eigen is coming to a special location in Amstelveen, bordering the open landscape. The project consists of five islands or ‘island-like’ neighborhoods, each with its own character and atmosphere. Three islands will feature residences, while the other two islands are designated for recreation and nature. The inhabited islands will be nearly car-free; they are only accessible to local traffic. One of the two uninhabited islands, on the east side, will be accessible via a pedestrian bridge and offers plenty of opportunities to enjoy the sun, kick a ball around, fish, and swim. The other uninhabited island will not only remain uninhabited, but will also be inaccessible. Here, nature will be given free rein.
Amstelveen is located near Amsterdam. In the recent past, Amstelveen was voted the most attractive large city in the Netherlands to live in. The city was also once awarded the title "greenest city in Europe." Its good accessibility, safety, wealth of culture, and proximity to Amsterdam were cited as major plus points. On www.visitamstelveen.nl you can see all the things you can do in Amstelveen.
