Twelve spacious semi-detached houses and an even larger detached home. All with wonderfully spacious gardens, some of which border the water. These homes are now in PreSale in phase 4 of the Nieuw Eilands’ Eigen new-construction project, on the green edge of AmstelveenIt concerns the final phase of this beloved island neighborhood. View the available homes at project site and apply for the home of your choice.
New Eilands' Eigen will be an attractive residential area consisting of five islands, one of which is intended for recreation and one for nature. Phase 4 will be built on the largest island and, as mentioned, will comprise twelve semi-detached houses and one detached house.
The semi-detached houses are available in two types: Easthampton and Montauk. The living areas range from approximately 148 to 177 square meters. You have a spacious living room with an open-plan kitchen and French doors leading to the garden. On the second floor, the standard layout features four bedrooms and a fully equipped bathroom. In the larger semi-detached houses (type Montauk), you also have a separate (second) toilet there. Good to know: some of the semi-detached houses are not only located on the water, but also overlook the adjacent polder. The price ranges vary between 962,500 and 1,364,100 euros (free of property transfer tax/v.o.n.).
The detached house (type: Bridgehampton), at approximately 223 square meters, is significantly larger than the largest semi-detached homes. The ground floor is so spacious that, in addition to a large living room, you also have a separate kitchen-diner. On the first floor, you have four bedrooms, a generous family bathroom, and a separate toilet. The second floor is delivered as an open space by default. The price range for this home is between 1,279,500 and 1,329,500 euros (free of property transfer tax/v.o.n.).
For all homes in phase 4, you have plenty of options for realizing your own living wishes. If, for example, you want to combine two bedrooms on the first floor or create a larger bathroom, that is possible. And if you want to use the open attic for one or two extra rooms and/or even a second bathroom, that is also possible. An extension on the ground floor or an (extra) dormer window are also among the possibilities. On the project site read what else is possible.
Like previous phases, phase 3 of Nieuw Eilands’ Eigen will also have an attractive appearance, inspired by the beloved architecture of the 1930s. You will see various colors of bricks, white window frames, generous (white) roof overhangs, a bay window here and there, and beautiful facade moldings.
The homes in this phase of Nieuw Eilands’ Eigen are energy-neutral, with a provisional A++++ energy label and a ten-year energy performance guarantee. The excellent energy performance provides a high level of living comfort and, with normal consumption, a significantly lower energy bill. Because of this sustainable character, you can also borrow more to buy the house. This involves a substantial amount: up to 50,000 euros.
The pre-sale of phase 4 of Nieuw Eilands Eigen has started. Are you interested in one of the homes in this final phase? Then go to the project site, view the available options and register for the property or properties of your preference. You can do this until Monday, February 3 (09:00 AM). After that, the properties will be allocated. If a property is allocated to you, you can reserve it via a reservation agreement. You will then pay a deposit, which you will get back upon the final purchase (officially: upon the delivery of the land at the civil-law notary). All information about the PreSale of phase 4 and the sales process can be read at this page on the project site.
New Eilands’ Eigen is coming to a special location in Amstelveen, bordering the open landscape. The project consists of five islands or ‘island-like’ neighborhoods, each with its own character and atmosphere. Three islands will feature residences, while the other two islands are designated for recreation and nature. The inhabited islands will be nearly car-free; they are only accessible to local traffic. One of the two uninhabited islands, on the east side, will be accessible via a pedestrian bridge and offers plenty of opportunities to enjoy the sun, kick a ball around, fish, and swim. The other uninhabited island will not only remain uninhabited, but will also be inaccessible. Here, nature will be given free rein.
Amstelveen is located near Amsterdam. In the recent past, Amstelveen was voted the most attractive large city in the Netherlands to live in. The city was also once awarded the title "greenest city in Europe." Its good accessibility, safety, wealth of culture, and proximity to Amsterdam were cited as major plus points.
