It is the first residential building in city neighborhood Aan het IJ in Amsterdam North to be made largely of wood: The Ark. At the same time, it is the last building with owner-occupied apartments in this district. This surprising, sustainable and innovative building has 44 owner-occupied apartments with two, three and four rooms and prices starting at 525,000 euros (v.o.n.). Phase 1 is now on sale. The Ark will rise on the Buiksloterkanaal and Docklandsweg in Amsterdam North (city district Aan het IJ). The range of homes for sale consists, as mentioned, of two-, three- and four-room apartments. The living areas range from about 57 to about 112 square meters. The apartments are completely finished with a luxurious Siematic kitchen and a beautiful bathroom. All apartments have a private balcony or terrace and there is a shared garden on the waterfront. Large windows guarantee plenty of light and optimal views. The apartments for sale are located on the fifth, sixth and seventh floors of The Ark. Now for sale are all apartments on the fifth floor and the corner apartments on the sixth and seventh floors. Prices range from 525,000 to 1,035,000 euros (n.d.). These prices include 50 years of redeemed ground lease.
Registration for the apartments in phase 1 is through the project site and closes at noon on Monday, April 28. After that, allocation will take place. If you provide a financial test with your application, you will get priority. For the homes up to 600,000 euros, you also get priority if you have a key occupation. For those who like to have the car at hand: under The Ark there will be a parking garage with 25 spaces, reserved for certain building numbers. As a buyer of such an apartment, by the way, you are not obliged to buy the parking space (with a purchase price of 55,000 euros (v.o.n.)). There is also a communal bicycle shed.
Each apartment has its own outdoor space. There is also a common garden with seating areas. There you can read a book or have a drink with your neighbors. Or just enjoy the outdoors and the sun. The design comes from the landscape architects of Buro Sant & Co. This firm has designed all gardens, borders and parks in Aan het IJ.
Not only will you find peace and relaxation in the community garden, but also on the waterfront. For The Ark is rising on the Buiksloterkanaal. On the other side of the building is Docklandsweg. There the atmosphere is more urban. This contrast between peace and bustle is also reflected in the design of The Ark. The facade line on Docklandsweg is tightly stepped, while the facade on the water slopes away at an angle. That sloping facade immediately provides an optimal view of the canal.
The Ark is the first building in Aan het IJ to consist largely of wood. This is sustainable larch and spruce wood, sourced from European forests. Because this wood replaces a lot of concrete, the CO2 impact of the construction is considerably lower than building with traditional concrete. Wood also provides a more pleasant indoor climate and more atmosphere. The ceiling of the apartments is made of wood and wooden columns remain visible. That gives a unique atmosphere.
