0.5 percent interest discount with Rabo Groenhypotheek for energy-efficient new-build houseMarch 26th 2020
They are comfortable, you hardly need maintenance for a long time and you can often get real customization with options and adjustments. But new-build homes have another advantage: they are very energy efficient. So energy efficient that you get an attractive interest discount on your mortgage from a lot of financiers. That can make a big difference in your monthly payments. Thanks to this discount, but also because the interest is very low anyway, your mortgage costs per month are lower than you might have expected based on the purchase price. An example of such an interest- discounted mortgage is the Rabo Groenhypotheek .
Rabo Groenhypotheek: 0.5 percent interest discount
With the Rabo Groenhypotheek you get a 0.5 percent discount on the first fixed-rate period of 10 years. The Rabo Green Mortgage is an annuity mortgage. You pay the same amount every month. This amount is composed of interest and repayment. This is called the annuity. This gross monthly charge initially consists of a lot of interest and little repayment. Later that is reversed. At the end of the term, your mortgage debt is fully repaid.
Green certificate required for Rabo Groenhypotheek
For this interest discount you need a Green statement. So check well in advance whether the new-build home you have in mind has a green certificate or is eligible for it. You can check this with the contractor or project developer, or check it at www.registergroenverklaringen.nl . A new-build home is eligible for the Green Declaration if the EPC value (which expresses how energy efficient the home is) is 0.26 or lower. This EPC value also determines the maximum level of the Rabo Green Mortgage: the lower the EPC value, the more energy-efficient the house and the higher the Rabo Green Mortgage.
Rabo Groenhypotheek: up to a maximum of 150,000 euros
However, it is not the case that the Rabo Green Mortgage covers the entire purchase price. This special mortgage has a maximum of 150,000 euros. In almost all cases you will have to take out a 'normal' mortgage for the rest of the purchase price.
Even more advantage of energy-efficient homes: lower energy bills
In addition to the interest discount, energy-efficient new-build homes offer another financial advantage: the relatively low energy bill. That also makes a difference in your monthly housing costs.
